Smart Development

Mission Viejo has been carefully planned and developed over decades to become one of Orange County's most desirable communities. Peter Molinari believes in smart development that adds value to our city while preserving the character of our neighborhoods.

My Position on Development

Smart development means thoughtful growth. It means saying yes to projects that enhance Mission Viejo and having the courage to say no to projects that would harm our community. Peter Molinari has spent five years on the Mission Viejo Planning and Transportation Commission making exactly those kinds of decisions.

Mission Viejo is largely built out, which means the development decisions we make today are about quality, not quantity. Every project that comes before the City must be evaluated on its merits: Does it add value? Does it fit the character of the surrounding neighborhood? Does it serve the long-term interests of Mission Viejo residents?

Peter believes in balanced development that respects our residential neighborhoods while supporting the commercial vitality that funds our city services. He supports the revitalization of Mission Viejo's Civic Core and commercial corridors, but only with a commonsense plan that puts residents first.

What I've Accomplished

As a member of the Mission Viejo Planning and Transportation Commission since 2021 — serving as Vice Chairman in 2023 and Chairman in 2024 — Peter has been an advocate for smart development that adds value to our city and its residents while maintaining our neighborhoods.

Peter played a crucial role in adopting amendments to the City's housing element, helping Mission Viejo meet its state housing requirements while protecting the character of existing neighborhoods. He understands the tension between state mandates and local control, and has worked to find solutions that comply with the law without sacrificing what makes Mission Viejo special.

Throughout his tenure, Peter has reviewed hundreds of development proposals, always asking the same questions: Does this serve Mission Viejo residents? Does it protect our quality of life? Is it fiscally responsible? His track record shows a consistent commitment to putting the community first.

Future Goals for Mission Viejo Development

As your District 2 City Council member, Peter will work to:

Revitalize the Civic Core with a commonsense plan that enhances Mission Viejo's central corridor while preserving the community's character. This includes thoughtful improvements to our commercial districts, civic spaces, and public gathering areas.

Ensure that all new housing development meets state requirements without overwhelming existing neighborhoods. Peter will fight for local input and community engagement in every development decision.

Maintain strict development standards that protect Mission Viejo's residential character. Our neighborhoods are the heart of our city, and Peter will not support projects that compromise the quality of life in our residential areas.

Support commercial development that brings quality businesses, restaurants, and services to Mission Viejo. A thriving commercial sector provides the tax revenue that funds our city services, parks, and public safety.

Demand infrastructure improvements alongside new development. New projects should pay their fair share for the roads, parks, and services they require.

Community Benefits

Smart development benefits Mission Viejo in multiple ways. It protects our property values by ensuring that new projects enhance rather than detract from our neighborhoods. It supports our local economy by creating vibrant commercial districts where businesses want to locate and customers want to visit.

Thoughtful development also preserves the quality of life that drew families to Mission Viejo in the first place: safe neighborhoods, good schools, beautiful parks, and a strong sense of community. When development is done right, it strengthens the fabric of our city rather than straining it.

Peter Molinari's experience on the Planning Commission has shown that when we plan carefully and listen to residents, we can grow in ways that benefit everyone. That is the approach he will bring to the City Council.
